The past few years have been a turbulent time in the global real estate markets. Governments have been adjusting interest rates, prices have fluctuated in response to market pressure, and the post-COVID recovery has taken its time to settle. Now that the markets have begun recovering, investors are looking for opportunities in the new marketplace. “We have seen a fairly dramatic repricing of high-quality assets from their peak levels, and that’s creating a really attractive entry point for us,” said Julie Solomon, Head of Real Estate at Ares.

With a diversified platform dedicated to investing and allocating strategies across property types, the Ares global real estate team has the flexibility to lean into sectors and markets that demonstrate attractive fundamentals and compelling risk-adjusted returns. That includes approaching changing markets, such as the one that we are currently in, and identifying and executing transactions when presented with attractive opportunities. “Construction has slowed down, which has reduced the amount of supply that’s in the market, which we believe will lead to further rent growth,” Solomon said.

Ares' Real Estate manages comprehensive public and private equity and debt strategies, utilizing their vertically integrated platform, demonstrated track record, tenured team, thematic investment approach, access to proprietary deal flow, and synergies with the broader Ares platform. It is a time-tested and consistent approach, focusing on major property types and adjacent sectors that have value creation opportunities, located in liquid markets with diversified economies.

All this experience means that when markets provide openings, the team is ready to respond. “We have transaction activity picking up, debt markets are open for experienced investors, and we find this to be a great environment for disciplined investors like Ares,” said Solomon.
